Projects in the scope of TAMA/38 are projects which allow for reinforcement of the building in accordance with the standard for earthquake-resistant construction, or demolishing the building and constructing a new and modern building in its place, which will be built according to the new standards, including the standard for withstanding earthquakes.

Our office escorts many projects in the framework of TAMA/38, both as representatives of tenants and also as representatives of entrepreneurs and building contractors. In the scope of providing tenants with ongoing guidance and advice, we represent all the tenants of the building as a group, as well as individual and personal representation to the extent necessitated by the circumstances of the project. Projects in the scope of TAMA/38 are complicated, possessory, legal, commercial and zoning projects and our firm specializes in escorting such projects, in the course of providing a professional and personal service and assistance on any question and/or topic that may arise in the course of the project, starting from the stage of obtaining the consents of the tenants, help in appointing a representative committee for the tenants and an attorney, assistance in examining the feasibility of the project up to its completion, delivering apartments to tenants and registering the cooperative house (condominium). In the compass of our services, we assist tenants in finding suitable entrepreneurs/contractors, according to the location of the project, its scale and its remaining details, obtaining and studying proposals by such entrepreneurs and assistance in conducting negotiations for formulating the best possible offer for the tenants, which manifests the most favorable financial and legal consideration that can be achieved in the circumstances of the project. To the extent necessary, we will conduct a “tender to entrepreneurs” for the tenants in conjunction with the representative committee of the tenants for selecting the entrepreneur and achieving the best offer for the tenants, coupled with placing the emphasis on the amounts of the consideration and the collateral security provided.
